Our search service is tailored to your wishes and therefore also in collaboration with other agencies if we do not have your dream home in our own portfolio. If we work exclusively with Think Valencia, we ask for €600 which will be deducted upon purchase. For this we have consultations, we search for custom homes, we do video visits if you are abroad so as not to lose any opportunities, we arrange appointments for as long as necessary. We always go along with you to represent the interests of the buyer! We also always provide an overview of the costs in advance. This way there are no surprises, no conflicts of interest, only fair prices for the custom work that we provide.
Also AFTER the purchase process, we are happy to inform you with various practical matters (water, electricity, administration, renovations, financial advisors, shopping locations, moving, schools, etc.). This information is included in our fees, so no additional costs charged!

6 steps for purchasing your home in Valencia
Step 1 - What are you specifically looking for?
Getting to know you and assessing your personal preferences. We provide you with interesting and customized information so that you know what to expect. Together we will openly explore every possibility and location. This way, we get to know your tastes and preferences. With your feedback, we will find your dream home together.
Step 2 - Viewings
We will send you houses that we believe may match your profile and preferences. If you want to visit them, we will set a date and make arrangements so that you can do so. Our experience shows that the he combination of our approach, technology, your feedback and our personal guidance will result in a 90% match!
Step 3 - Reservation
Have you found your dream home? Congratulations! A “reservation contract” is prepared to take your home off the market. On average, € 3 000 - € 5 000 (depending on the value of the house) is charged for this, which is deducted from the purchase price. Pay attention to the conditions or ‘small details’ that some agents or sellers include in this 'Reserva' (to ensure your moneyback if you should encounter a problem). Think Valencia always strives to proactively obtain as many documents as possible and it will place the reservation fee in a separate escrow or third-party account.
Step 4 - Lawyer for a 100% secure purchase
A lawyer is not mandatory, but in our opinion, it is necessary to avoid stress and extra costs afterwards. They will analyze the contracts for you, but most importantly, they will check the registration and documents of the purchased property for any illegal constructions.
They can also apply for NIE numbers and open a bank account for you if desired. At Think Valencia, we are happy to assist you with our team, but you are, of course, free to contact your own lawyer.
Step 5 - Signing the purchase agreement(ARRAS)
After the buyer and seller have reached an agreement on all conditions of the sale , you will need to enter into the actual purchase agreement , called ARRAS in Spain, where a down payment (5% to 10%) is made by the buyer to confirm and formalize the sales agreement.
Step 6 - Keys delivery and after-sales service
After deducting your previous deposits, you will be required to pay the remaining purchase amount, and then proceed with signing of the deed at the notary, after which you will receive the keys of the property. The notary in Spain has a purely formal role. It is mainly the lawyer who does the checking and research on the property.
